Many roofs get pre-maturely torn off and replaced, when some maintenence and restoration work could have been done to save the existing roof instead. Roof coatings can prevent a costly tear off in many situations.

While roof coatings have been around a long time, as a maintenance item such as asphalt based or fibered aluminum coating to add some life to an aging roof or help reflect the sun. The last 10-15 years has shown dramatic evolution of coatings as much more than just a maintenance item to a full-blown roof in and of itself and have been referred to as "fluid applied roofing" where roofers are considered to be "manufacturing" a roof membrane on the roof site by applying these project to a roof surface , and in some cased, using the coating directly over a fiberboard or poly-ISO substrate, to create a new roof.
While coatings have tens or probably over 100 brands and names, there are 5 types that exist:

A great benefit to using roof coatings is that while a building that has two layers roofing installed needs to be completely torn off, in order to install a new roof (according to building codes) , a coating system can be applied on top of the tow roof layers and not be considered a third layer of roofing.  By Ohio building codes. Coatings are considered to be maintenance project and do not require a permit.

Coatings can be used to repair areas of a roof or over an entire roofing surface. Also, can be used just around penetrations, and seams and can embed a fiber-mesh or fabric into the coating, and coated again for a very effective and durable sealant.

Coating system start with removing debris or dirt from a roof. Metal roofs with rust can be pressure washed or rust can be applied with a primer or phosphoric acid. Also RRC condition helps with rust. Seam scan be sealed with a thick grade coating and fabric, then the entire roof can be coated with one, two or three layers, each one adding additional life span to the roof.

Repairs to an existing roof can be done prior to coating. Metal panels can be replaced if rusted through, screws are tightened or replaced and "rig stiffeners" used on metal roof where the ribs of the panel have deteriorated and screw head are coated first with a thick grade, for added protection . Metal roofs horizontal seams can be "3-plies" or "3 courses" first due to their being prone to leaks with age. Vertical seams are not as problematic. Therefore are not fabricated. But a "bead" of coating can be used if need, prior to coating the entire roof.

Coatings can be used on cinder black vertical wall to prevent additional water infiltration to the building and enhance appearance.

Roof coatings can be rolled or sprayed on cover. Coating can be delivered in 5-gallon buckets, drums, or truck sized "totes" for very large roofs.

Sometimes coating is heated before applying to ease the install process coder days, allowing the coating to spread easier and more uniformly.

Roofs must be dry before coating. Coatings are typically white, black, or gray, but however, they can be tinted with pigment to provide a nice looking or color-match a building. Pastel colors work best.

When using a roof sprayer, the install must ensure winds are not over 15mph, over-spray during winds can get coating on siding, windows, and even cars parked next to the building if care is not taken.

Coating can help decrease the thermal expansion of an existing roof by deflecting sun. Aggregate (right word?) non slip surface where foot traffic is expected. Metal or electronic mil-gauges can be used to ensure coatings is being applied to the thickness required by the coating manufacturer.
